yes.. particularly if the land was gained through inheritance and that the person who made the deed decided to give it to a friend and a kin... for what reason, that is up to the owner...

Mga sir paano naman kung bibilhin mo ang lupa sa anak ng namatay na nkapangalan ang lupa. Ok na ba na SPA lang na nagsasaad na pwedeng ibenta ng isang tao lang at pirmado ng mga kapatid nya? Salamat sir

based on my experience, you need more than just a SPA for the transaction to pull through... also, be wary of the taxes that needs to be settled...

mahirap po baka kase maghabol Yung mga anak ng may arise ng lupa, punta po kayo sa LRA

Mga sir, me nabili po akong lupa sa probinsya.  Ang may-ari ay tax declaration lang ang documents at plano ang hawak.  In short, wala pang title ang lupa.  Tinanong ko ang notary public kung saan kami nagpa-notaryo ng deed of sale kung meron ba magiging problema considering wla title ang lupa.  Ang sabi nya ay Ok lang daw yon as long as meron updated tax declaration ang seller.  Actually, apat kaming bumili ng lupa at meron na kanya-kanyang sukat.  Ang tanong ko now ay paano ko papatituluhan ang lupang nabili ko. Ano mga procedure na dapat kung gawin.  Meron ba mga offices na naglalakad ng mga land titles.
