Hi all!
First of all, hindi ko alam kung san nga ba nararapat ang thread na to. Just in case na naliligaw, kindly move po. :)
I am planning to construct a house on the lot that I have purchased with an "quite ok" budget. But I don't have the idea where to start.
I have started researching on contractors/developers and contacted some of them for a computation. Based on my research, house construction goes around Php18,000-22,000.
There are some contractors offering me this and that. But I am hesitant because I don't have a way to know if they're legit.
Any tips ma ka-PT?

boss.. prang kukulangin ang P18 - 22K na budget pra magpa-construct nang bahay.. kung may mga materyales ka na, ggastos ka nang lgpas 50K.. pero pag wala pa mdyo malaking halaga ang kailangan mo ilabas.. anung sukat ba nang bahay ang ippgawa mo? depende yan kasi minsan sa sukat nang bahay.. pra sa akin lang wag ka na kumuha nang contractors, kasi may ka-trabaho ako na naloko nang contractor..

Tol, bahay kubo ba ipapagawa mo? Sobra yang budget mo kung ganun. Pero kung hindi, materyales pa lang, siguro sobrang kulang yan tol. depende lang kung concrete ipapagawa mo o bahay kubo lang.

ok lang.. :D anu ba sukat nung ippgwa m na bahay? ung sa ka-kilala ko kasi 8x10m ung sukat nang ippgawa nyang bahay kulang ang 300k eh.. nga pla.. marami ka pang kailangan ayusin na dokumento bago ka magpagpatayo nang bahay..

meron akong lot area na 140sqm.
i'm planning to build a house with 140+sqm FA 2-storey. Budget is around 3M. Pero wow! 300k for 80sqm... san yan? :)
wala pa akong ideya kung ano ung magiging hitsura (pero trip ko yung modern zen type) o kaya floor plans, kaya dumiretso ako sa mga contractors. yeah, maraming documents na kelangan , permits, notice to proceed, clearance sa subdivision...

Hindi contractor Brader sugunoy. Mga mason, karpentero at mga kilalang mala engineer na walang lisensya. Hehehehe, probinsya kasi brad. Plano pa lang. 180 lot area. 10m x 10m ang patatayuan.

agreed sir kiramisu, trying to elevate the house 1.5-2meters above the road, alam naman natin na mejo bahain sa bulacan, so better be sure.. :D
pero back to my concern, is 18k-22k/sqm too expensive? kasi gusto ko din ibudget eh, maganda kasi pag may montero pang naka-park sa garahe mo..haha

Mahal na yan tol. try to negotiate with 10k to 15K per sqm.

Do you mean 18,000-22,000 per sq. mtr ba yung estimate mo sa costs? So, you mean roughly 1.8M to 2.2M for a 100 sq mtr floor area house?
Pwede dre... pero laging sa finishing mas mahal e. Naka-depende yan sa taste mo at definitely sa budget mo.

Definitely, sapat naman ang budget mo para sa gusto mung bahay na ipapatayo.

ayan meron na palang developer na mako-contact...
sa amin sa nueva ecija ay mga 25-28k pero ikaw ang bibili ng materials para alam mo ang quality and durability plus elegance. kasama na kasi dito ang perimeter fence, gates (garahe at tao) at stainless steel terrace and stairs handrails.
masyado kasing mahal ang labor ngayon kaya parang mas mainam yata yung package deal na developer pero ikaw ang pipili ng tile sizes and thickness, built-in closet materials, roof panel and paint colors, etc.
not to mention the quality of doors and windows (dark bronze anodized or baked enamel painted)
ang miscellaneous expenses ang matindi (building permit, water and electricity, sub-division bond, etc.)
ang pinakamahal pala ay iyong paint system... ipon muna bago mapatapos.
this is based in my ongoing house construction na ang balance na lang ay tiles, built-in closet and paintings (internal and external). ito nga pala ay 2 storey modern design 5 bedrooms, 3 toilets house.

depende pa rin kc yan kung magkano ang materials available... kung ung oks lng sau ung mga requested or desired materials, hahanap ka talaga ng more affordable near within city.... mahal po ba ang materials dyan even in province area? :think:

for 2 storey 15k to 17k depende sa finishing materials na gagamitin, if with roof deck tulad ng nasa pics mo mga 18k to 22k depende sa finishing materials na gusto mo gamitin. 3m safe budget na yan para sa area at design ng iyong perspective house.

18k - 22k per sq.m medyo nasa high class k na nyan..pero depende kasi sa materyales at finishing ng bahay mo..san ba location mo? kung province ka mahal yan pero kung mga nasa elite na lugar ko ok na yang budget na yan..
isa pang advise brod, ingat k lng sa mga contractor na kukunin mo lalot wla kang alam baka samantalahin ka nila lalo na sa quality ng trabaho..its better to have a good quality kasi ikaw ang titira dun..
anything pm ka lng..inhinyero din ako..

hindi di po ako architect/engineer pero based on my experience 18-22k/sqm ay medyo mahal na. i think kung shell lang pag usapan nasa 9-11k/sqm siguro.

If anyone can answer my question i would greatly appreciate it.
First question, how much will it cost kung magpapa-extend ng another room s 2nd floor ng bahay at magpapalagay ng divisions para sa room.good for 2 bedrooms lang kasi ung bahay so magpapa-extend ng isa pa s taas.
2nd question, pag magpapa-extend sa likod ng bahay at ipapaayos ground floor magkano aabutin.
May existing ng bahay, 44 sqm ang floor area, up and down n un and the lot area is 56 sqm.in short renovation po mangyayari.thanks ng marami.

Two-storey na po ba ngayon ang bahay nyo at extension lang ng 2nd floor ang additional room? Kung one-storey lang po kasi at magdadagdag kayo ng 2ng floor, iyong pundasyon po ang kailangang i-check. Pangalawa po ay iyong mga haligi at biga na kakabitan nyo. Pero kung gagawa kayo ng hiwalay na pundasyon ay wala pong problema. Sorry po at wala akong idea sa presyuhan ngayon, naiba ako ng linya eh.

hi sir... just want to give you an idea of the existing cost for constructing a house...
class "a" - 17k up per square meter
class "b" - 13k-16k per square meter
class "c" - 10k-12k per square meter
class "d" - 8k-9k per square meter
for the rough works meaning wala pang finish average cost per square meter is up to 7k per square meter... so you just deduct the total cost per square meter like class "a" 17k - rough 7k = 10k per square meter for the finishing works... normally, the cost of finishing is the one which will really be expensive since the basic structure cost is quite standard...
there are many things to consider when constructing or renovating... best bet for you is to find a friend which has knowledge in construction... he or she may not be a licensed one as long as he/she knows construction.. also, the location will affect the cost like if you're in the province etc. try looking for an architect/engineer which will make schemes for free... then once you're satisfied, get quotes from different contracting groups...
tip... if you want to save, have the plans designed by a good architect.. ask for him to include the full estimate and specifications so that you will know what and how much to spend.. then you get your own workers and buy the materials yourself.. and supervise the work...

class "a" - finish is normally in the high end - normally seen in exclusive subdivisions
example : tiles - italian granite/marble
paint - spray painted walls. cabinets - duco paint finish or varnished finish
cabinets - fabricated cabinets with pull-out trays etc
fixtures - american/italian/european products
class "b" - finish is the higher end - normally seen in subdivisions/residential areas
example : tiles - china granite/marble
local tiles such as mariwasa and eurotiles but the higher end models
paint - painted ceilings, walls and cabinets - duco paint finish or varnished finish
cabinets - fabricated cabinets though not as high as the class "a" finish
fixtures - almost the same as class "a" although not as pricey
class "c" - finish is at the lower end - normally seen in common houses/residential areas - this is the house of most Filipinos
example : tiles - china or local ceramic tiles
paint - semi duco finish
cabinets - fabricated cabinets but materials used are not as pricey as the above

class "d" - finish is just like the housing projects in bulacan and cavite area - low cost housing
i would recommend you try to find a friend who knows construction which can assists you when looking for a contractor... had your location been in metro manila i would be more than willing to assist you but i am tied up with my works here in metro manila. if you can send me the description of your lot and dimensions and pics of the existing house and your idea on what to do, i may make some scheme for you and give you an approximate on how much it will cost.. pm me more for details if you need additional help...

Hire an Architect for the House designs and Building Permits. Habang hinihintay po ung Building Permit approval, send inquiries sa mga kakilalang Engineer's and referred Contractors for the detailed estimated costs based on the design and specifications provided by the Architect. Architects normally asks a percentage on the estimated project costs for their designs pero you can negotiate na lump sum na lang (with an agreed 1 or 2 rounds of revisions) on their design plus costs of building permit preparations.
