Good day sa lahat ng mga civil at engineering pips out there.

I just wanna ask your opinions kung possible pa ba ngayon na makabuo ng bahay na 2-storey worth 1M fully or semi furnished with 2-3 bedrooms.

at kung gaano kalaki ang dimensions ng bedrooms at living room nito.
Sa bawat bobong post ay may pilosopong reply.

Possible nmn kung ikaw mismo mag papasahod at bantay sa mga worker mu..pero kng ipapa contrata mu.. that's imposible..lalo kung malaki lot and floor area mo.

depende po sa gusto nyong finish, a low cost housing has an average cost of 11,000 per square meter, using it as a based price with 1m, you can have a 90sq.m floor area,  but remember its just a approximate estimate, actual conditions always governs,  and bukod sa cost ng house marami ka pang iba pang gagastusin, like building permits, cost of plans etc..

payong kapatid, huwag mo tipirin ang laki ng bahay, dahil pagdating ng araw gusto mong magpalaki mas malaki ang gastos, you can use your 1-M why not pero tyak hindi yan tapos, pero nakatayo  na yan at pwede na tirhan then unti-unti mong patapos.. pero mas ok kung may 1.5M ka yun 1-M medyo kulang talaga sa two storey

i agree with tol spidey... baka mawala lang sa porma ang haus na ipagagawa mo kung later on ay maisipan mong magpalaki ng bahay, sa laki ng gagastusin maiisipan mo naman na expansion na lang so mawawala na sa porma yan.... nice one tol spidey!

Hi,

Dipende sa square area at sa finish palagi ang cost.

Pero conventional na bahay na 2-storey concrete at 1M budget... medyo doubtful ako pero I'm sure kaya kung super cost cutting ka at mag shoshortcut ka like kung magtitipid ka sa bakal: Instead na 16mm gagawin mong mas maliliit at 12mm at madami pang ibang tricks of the trade na ginagawa ng mga taong nagtitipid. Sa madiling salita SUBSTANDARD.

Marami na akong nakitang ganyan at nakikita ko'ng tumatayo pero ang tanong tatagal ba? medyo duda na ako.

Eto nalang isipin mo mr. charliehouse: Ano ba itsura ng 1M na bahay ngayon sa market? Pag nasagot mo yan alam mo na limitations ng budget mo.

I'd say it's a YES but with a lot of cost cutting and sacrifice.

thats less than US$24,000. holy sh*t!! ooops sorry hehe.
dito sa amin hinde ka makakabili ng bahay na less than US$250,000. and that's an old 60-year old house sa alanganing crime-infested na lugar siguro. pag pupunta ka sa matino-tinong lugar tapos gusto mo bagong tayong bahay pa, lalagpas ka ng US$700,000 for sure (more or less PHP30M). ordinary two bedroom lang yun. deym! kaya ako di pa ako makabili ng bahay e.

dito sa amin hinde ka makakabili ng bahay na less than US$250,000. and that's an old 60-year old house sa alanganing crime-infested na lugar siguro. pag pupunta ka sa matino-tinong lugar tapos gusto mo bagong tayong bahay pa, lalagpas ka ng US$700,000 for sure (more or less PHP30M). ordinary two bedroom lang yun. deym! kaya ako di pa ako makabili ng bahay e.

Point being? Iba po kasi ang factors ng contruction dito sa pinas compared sa U.S. Iba ang economic condition ng dalawang nasyon so why compare? Sa labor pa lang ang laki ng disparity, dito sa amin 240 a day ang isang plain labor a day that's what? 6 dollars a day? sa u.s magkano? Yes I know na it varies per state ang pasahod pero walang worker na papayag sa 6 dollar a day na pasahod na for 8 hours ang trabaho. Labor pa lang ang pinopoint out ko not to mention the materials...  dun naman sa example mo na 250,000 ang minimum cost ng isang bahay sa pagbili. hindi rin naman yan relevant sa construction eh. MAGKAIBA ang PAGBILI at PAG CONSTRUCT, sa pagbili you are taking into consideration the land value in short you are buying both the land and the house and the tentative value of such real-estate in the years to come sa PAG CONSTRUCT WALANG GANYAN you are just buying the materials based on the actual costs on the market and besides we all know na malaki-laking halaga rin ang pagbili ng lupa which is not included sa construction. Even a simple kid who has a basic knowledge on economics knows na magkaiba ang factors of production sa bawat bansa at di dapat ito gawing pamantayan.

my point is, masyadong in-inflate ng real estate investors ang presyo ng bahay at lupa dito. naging method of investment nalang ang bahay dito instead it being one of the basic necessities of man.

may mga speculators na may apat o limang empty properties tapos hinihintay lang nilang tumaas ang presyo saka ibebenta. kung tutuusin dapat nasa around $100K lang ang fair market value ng isang bahay. pero the investors would jack up the price to $400K or $500K for no reason. parang mafia. kawawa lang ang isang ordinaryong manggagawa na can't afford.  :(

Like I've said this topic is about construction. This has nothing to do with real-estate pricing/business. Sad as it is but I don't think that this is the appropriate venue for your complaints.

You can always create an another topic wherein such issues will be tackled and will suit to your complaints...

possible 1M bro nasa 50sqm (25 gf + 25 2floor) to 60sqm (30+30), basic finish ito , mga 2bedroom na 2x3meters and dimension,
